The Heating and Cooling system is the most expensive appliance in your home.  It’s also the most neglected and definitely the most expensive appliance in your house to repair.  Most home owners do not properly maintain their equipment on a bi-annual basis.  Heating and Cooling equipment, even if properly maintain, will fail at some point.  This is because the mechanical parts are prone to fail.  It’s not a matter of if your heating and cooling system is going to fail but sadly it’s a matter of when. 


In my experience repairing and maintaining these systems is that they most commonly fail at the most inconvenient times like when your family is coming into town for the holidays.   Also the hottest or coldest days of the seasons seems to be a good time that these heating systems decide to inconvenience you not only socially but financially as well.  You should check your system twice a year spring and fall.  At least once a year at the very minimum. 


Exposure to the Elements


 Your air conditioning system sits outside all the time.  Rain, sleet, snow, sunshine and runs for a majority of the day.  The rising cost of repairs and the refrigerant these systems use isn't going to get cheaper.  Much like everything else it will get more and more expensive as time goes by.  For example a compressor, which is the pump that circulates the refrigerant, if it fails on average the cost to replace is $1,350 - $1,800.













Refrigerant is the main source of headaches for most customers. Heating and cooling units are prone to leak refrigerant and when a system is low on refrigerant it can cause a number of problems.  

  • One of the main problems is not cooling the house off properly and/or taking a long time to cool off the house.  Even not cooling off the house at all.  
  • High energy bills, mold and mildew growth, bad smells, fire hazards and failing parts.  
  • When a system is low on refrigerant is similar to a car that is low on oil, if your unit is low on refrigerant its low on oil as well.  The refrigerant has oil mixed with the refrigerant and is used to keep the compressor lubricated and cool.  When a system is low on charge your unit runs longer and operates at a higher temperatures not designed to operate under.  If you have a heat pump (electric) your system uses refrigerant to cool and heat your house.  If you have gas heat then it's just used to cool your house.  
  • If your unit is running on low refrigerant when it's trying to cool your house it's actually overheating.  With electrical components in your expensive HVAC system it’s never good for those parts to overheat for an extended period of time.  You may say my system is working great and it very well may be but it may also be low on charge.  Which will cause it to take longer to cool your house.


Extended Hours of Use


Let's say your unit runs just one extra hour per day, for30 days. That’s 30 hours per month and 360 hours per year.  How much do you think your bill would be from the power company to run your unit for 360 hours?  Times that by the amount of time you lived in your home or plan to live in your home.  Proper maintenance and regular checkup are vital for the proper efficiency and longevity of your system.  


The average life span of many air condition systems is 8-15 years depending on where you house is located and the level of maintenance.  If you live on or near the water then your unit is under harsher conditions because of the salt and sand spray which will shorten its life expectancy.  Also this can lead to black mold build up in your HVAC system, your air ducts and finally your home.
